The decades following the Second World War saw significant residential development in Emsworth. New housing estates were built on the fringes of the town, extending the built-up area to the north and west. The population grew as people were attracted by the harbour setting, the railway connection, and the proximity to the employment centres of Portsmouth, Havant, and Chichester. The town retained its character as a pleasant, small-scale community, but the balance shifted decisively from a working harbour town to a commuter and retirement settlement. The shops and services adapted to serve a residential population rather than a fishing and trading one.
